TREE CONSTRAINTS CONSIDERED FROM THE OUTSET

We were commissioned early at planning stage to prepared a planning statement to support development across a 300 hectare site. This early involvement enabled the development of a suitable solution reducing the impact on trees and ensuring their successful integration into the final design.

The proposed South Cambridgeshire District Council Local Plan allocates the former Waterbeach RAF airfield and barracks, together with adjoining farmland, as a new settlement with capacity for up to 6500 dwellings, green open space, associated commercial use properties, primary and secondary schools.

​Working in collaboration with Urban & Civic and the project team comprising; David Lock Associates (planning), BMD (landscape), Peter Brett Associates (infrastructure) and Aecom (costs), John Thompson & Partners and Mole Architects (design), we were commissioned to prepared a planning statement to support development in relation to trees.

PROJECT DETAIL

Our involvement came via recommendation from BMD, based on previous success in collaborating with large development teams and the ability discharge large-scale site instructions.

​The complex site has three distinct areas; existing barracks and residential areas, airfield and golf course. All three had a different composition of tree structure from good individual specimens, such as wild service trees, through to large plantations of poplar and spruce trees.

PROJECT DELIVERABLES

  • tree survey and tree constraints plan detailing root protection areas and tree
    categorisation for individual trees
  • highlight trees of significant value to ensure they are suitably considered
  • highlight trees of lesser value which may be considered for removal
  • lead discussions regarding constraints posed by trees
  • prepare arboricultural planning statements to support future outline planning
    applications, as each area of the site comes forward to planning.

THE SOLUTION

Our initial instruction was to undertake an assessment of all trees, groups and woodlands across the site following the recommendations of BS5837:2012 in order to inform the design process from the outset.

​Once the tree data had been captured using our computerised tree management system, we seamlessly created all necessary tree constraints plans for the site. These formed the basis of future plans for the site. Since the submission of our plans and completed tree schedule, containing over 1200 individual, 250 groups and 10 woodlands, we are now working with the wider project team to design suitable layouts for the complete site for future planning applications.​
